Leasing

  • Immediate notification when a tenant plans to vacate.
  • Thorough tenant screening with credit checks, previous rental history, and employment verification.
  • Aggressively market each property to assure we obtain quality tenants.
  • Provide individual service to each prospective resident by personally showing properties to all future residents.
  • A thorough walk-through is done with the resident and an inspection report is filed before and after tenancy.
  • Before and after pictures will be taken to document the condition of the property before and after each resident.

Rent Collection

  • Rent is due on the 1st of each month and is considered late if not recieved by the 5th.
  • Late notice will be sent on the next business day after the 5th.

Mortgage and Utility Payments

  • Payments for mortgage, utilities, HOA, and any other pertinent property requirements can be done at owners expense.

Inspection of Properties

  • Drive-by inspections with a written report will be done on a monthly basis.
  • A digital photographic record of interior and exterior of property will be conducted at the time managment is taken over.

Accounting Services

  • Computerized monthly accounting is sent out between the 15th and 20th of each month.
  • Annual account summaries will be provided to facilitate tax preparation .

Repairs and Maintenance

  • 24 hours, 7 days a week on call emergency maintenance.
  • A complete list of vendors will be maintained to provide quality service at a low cost.
  • Owner approves all maintenance prior to work being done.
  • No mark-up on invoices or parts.
